Short Term Rental Re-Design

Recently a family reached out to me, they purchased a home on Cape Cod. Their intent for the home was to use it as a Short -Term Rental. They asked if I could re-design the home on a lower than average budget. They wanted me to do the entire job with very little input on design selections other than the determining expenses. I LOVE a challenge and looked forward to accomplishing this for them, so I accepted. I started with the top ten list of the immediate needs. Some of these included the layout/construction of the desired plan for the home, keeping both my clients and vacation renters needs in mind, organizing the painters, flooring and tile guys, and shopping for all of the furnishings and rental accessories needed. It needed to be turnkey ready by the rental season.

We started this project in late December and the project was completed by the first week of February.

This was a challenging yet fun project because I had to get really creative to meet the family’s low budget for the re-design. This was a three bedroom, two bath ranch home. A total of 6 rooms plus two bathrooms. EVERYTHING was outdated and needed a ton of work. We took down some of the kitchen cabinets to open up the kitchen/dining combination. The cabinets were old but real maple, so we decided to paint them to give them the coastal vibe, we added a beautiful new quartz countertop and new luxury plank vinyl floor to the new kitchen and new hardwoods to two of the bedrooms which were previously carpeted. In the living room and bedrooms, I carefully selected USED furnishings to match the coastal vibe of the brand new kitchen. ALL of the furnishings within the home were purchased off Facebook marketplace and from thrift shops. It was actually fun shopping for excellent condition and gently USED Furnishings on a limited budget. Again, this is being used as a rental so NEW is not always necessary. While we cut costs on furniture and decor as well as carefully used appliances, we did spend for NEW rugs, bedding, linens including both towels, sheets, comforters and blankets and kitchen accessories. We wanted to be absolutely sure the rental had EVERYTHING a short-term renter needs. Take a peek at the before and after photos of this project.
